 Preliminary Concept for the North Parcel

 DESIGN NARRATIVE design concept :

 The preliminary concept for the North Parcel continues the ideas put forth during the Master Plan study prepared by The Jerde Partnership in October of 2009. There are three main objectives: 1.Restore this location as being perceived to represent the very heart of the city, commercially as well as significantly. 2.The design benefits from and draws on its ideal waterfront location and views of the mountains beyond. 3.The density of program provides for a new iconic complement to the skyline of the city. Planning Strategies :

 The master plan for the North Parcel imagined four goals to achieve the objectives: 1.Connect the city to the waterfront 2.Extend Pozi Street to the River 3.Create an iconic tower as a landmark for the city 4.Enhance the waterfront The Preliminary Concept Design achieves these goals through the following strategies:  Create a Family of Towers The high density of the project calls for the creation of a group of residential and commercial towers that form a strong urban center. The design language is cohesive without being repetitive, and the forms of the towers are similar in shape. The iconic office/hotel tower sets the tone by introducing a curved face to the city and a straight wall to the river, thus anchoring the southwest corner of the site.

 The design of the residential towers is based on the relationship to the views of the river and the mountains and to the requirement for daylight during the winter solstice. The curving form is inspired by the organic natural forms of the river edge, the mountains and the flow of the water. 华远金外滩北区地块概念规划设计说明

 规划战略:

 为了实现上述目标,北侧地块的总体规划有四个设想性目标:

 1.城市建筑与滨江连成一片 2.坡子街延伸至滨江

  3.兴建一座城市地标性塔楼 4.突出滨江地带的优势

  规划概念分析:

  建造塔楼群

 项目内高度密集型商住楼群,形成强有力的城市中心。设计表达精炼有凝聚力,不重复冗长,塔楼形式相似。办公楼、酒店塔楼设计与市中心建筑曲线对接,并与滨江一墙之隔,置于基地的西南角。

 住宅塔楼是基于滨江和群山美景及冬季日光的要求而设计的。曲形设计的灵感源于滨江水岸,绵延群山以及流淌的河水三者有机的天然组成形式。

   Relationship to the city context and the river front

 The project borders Jiefang West Road and Renmin Road at the north and south, respectively. The connection to the city center occurs along these wide edge roads and the narrower, pedestrian oriented Pozi Street. The project has a series of distinctivepublic plazas that serve as gathering spaces at or near the entrances to the commercial portions of the project. In addition, pedestrian-oriented retail and food and beverage establishments are located at street level to activate and enhance the street level experience.

  Terracing

 The retail podium for all four parcels is transparent and key tenants are located along the exterior perimeter. Dining terraces and show windows are clearly visible from the street level. The podium of Parcels 1, 3 and 4 contain a number of stepping terraces facing the river. The top of level of the podium of Parcels 3 and 4 is an evening entertainment district with a continuous terrace overlooking the river and the mountains. It is expected that these terraces will be major attractions all year round and especially during special events involving river festivals and fireworks.

   Iconography

 The visual focal point of the North Parcel is an icon tower located on the corner of Renmin Toad West and XiangJiang Middle Road. The tower sits independently of the podium, has a major arrival plaza on the side of the river and is also immediately accessible from the media plaza. With its 291 meters in height, combining office and hotel uses, the icon tower is a landmark in the skyline of the city. The form and finish of the tower are distinct from the residential towers. The curtain wall design is simple yet intriguing with a subtle change of pattern. The residential towers are integrated into the podium, have strong curved shapes and vertical walls and strong composition of curtain wall and balconies.  与城市环境和滨江景观的关系

 项目北起解放西路,南至人民路,通过这些宽阔的大道和通往坡子街的步行街小道与市中心相连。项目设计了一系的特色公共广场用作项目商业区入口或其附近的聚会空间。此外,通往步行街的临街零售和餐饮刺激并加强了临街的体验性。。

  梯台/ / 露台

 四大地块的零售裙楼采用透明材质,重要租户全部位于外围沿线;从街上可以清楚地参观餐台和展示窗;地块 1、3 和 4 的观景台有面朝滨江的梯台;地块 3 和 4 的群楼最上层为夜间休闲娱乐区,从连成一片的露台上可以观望滨江与群山之美景。预期这些露台将是全年吸引游客的主导力量,尤其是在涉及到滨江和烟火的特殊节日里。

  地标建筑

 北侧地块的视觉焦点是位于人民西路和湘江中路转角处的地标塔楼,塔楼与裙楼相互独立,在靠江一侧有一个主要的到达广场,也可以从媒体广场直接进入。地标性塔楼高达 291m,其中有写字楼和酒店,是城市轮廓天际线中的显著一笔。塔楼的形式和饰面与住宅楼截然不同。幕墙设计简约,但模式却又暗含细微变化。住宅楼与裙楼成为一体,既有完美的曲线形状和竖墙又有幕墙和阳台强有力的组合。

   Architectural Strategies

 The architectural design is inspired by the curving forms of the river, the mountains and the water flow. Thus, the curving towers are integrated into a curving podium. Tall vertical walls separate portions of curved surfaces, focusing views and reinforcing the design idea.

  Articulation T he aim is to articulate the surface of the buildings to define areas of materials. Stone, glass and balconies are separated by stone vertical walls that run the height of the towers. This play of surfaces, solids and voids creates a strong three-dimensional composition.  Texture and Shading Similar to the articulation of the facades, the underlying objective is to create a continuous texture of materials and forms. Thus the surfaces are varied and shading is provided for terraces and balconies.

  Transparency The objective of the design of the podium and the towers is to make forms that are transparent. This has a two- fold purpose: Allow visibility into the public interior spaces and allow views of the river and the mountains. The podium has a number of circulation, and entertainment and food and beverage offerings that are visible from the street. The residential towers have large expanses of glass to maximize the views.

  Colors The colors are inspired by a combination of the natural colors found in the context (green and gold mountains, clear cool water, and green and golden landscape).

   建筑策略

  建筑设计通过滨江水岸,绵延群山以及流淌的河水来体现。因而曲形塔楼和曲形群楼融为一体。高高的竖墙将曲线形表面的各个部分分开,重点体现景观和强化设计创意。

  节点

 石材、玻璃和阳台被与塔楼齐高的石材竖墙隔开以区分建筑物的外墙,清楚地体现材料的使用范围。外墙、实体及空间的如此组合增强了三维效果。

  材质的特性与遮阳

 具有多样性的外墙材质的变化与有遮阳效果的阳台及露台与外立面节点的设计观念相互呼应。

   透明性

 设计群楼和塔楼的目的是让形式透明化,这有两重目的:既可以参观室内公共空间,又可以饱览滨江群山之美景。群楼有大量人行动线区、娱乐区和餐饮区,人们可以从大街上看见。住宅塔楼有很大的玻璃区域,可以使视野最大化。

  颜色

 颜色可以通过周边环境中中的天然颜色组合来体现(如青山绿水,及颜色分明的景观)。

 To create a memorable destination that complements and stands out of its surrounding context, Jerde designed the project in an artful composition that combines the influences from the natural environment and the city context, glass buildings with a contemporary approach, unique terraces, and framed views. Inserting a series of unique highly urban mixed-use experiences into the already established urban fabric, the Jin Wai Tan project will create a multi-faceted destination that complements the river front use of the area. In this way, it will create a memorable new gathering place – for both residents and visitors –that will make people want to come back over and over again.

 为了建造一个值得留恋的地方,使之既与周边环境相互补充,又独具一格,JERDE在设计过程中,巧妙的加入艺术设计成分,采用时髦的通道、独特的露台和人为景观将自然环境、城市背景和玻璃建筑物的影响巧妙地组合在一起。在现有的城市构造中穿插一系列独特高雅的城市综合体验,金外滩项目将创建一个综合性地段,与该区域的滨江景色互补。因此,将形成一个新的聚集场所,无论是住户还是游客都会有留连往返的感觉,吸引更多的访客再次光临。
